
There’s a small Mercer County town that’s getting a lot of attention for being one of the hottest ZIP Codes in America, according to MovingPlace.com’s recent study.
The ZIP code 08560 lands in Titusville, which is part of Hopewell Twp. in the Hopewell Valley, which also includes Hopewell Borough and Pennington. It ranks No. 7 nationwide for moves per capita. That means for every 10,000 residents, 8.4 new people moved into town in December, which is one of the highest rates in the country. The study cites high quality of life, access to jobs, privacy, walkability and natural surroundings as key points for families moving to this area. The median home price is quoted at $731,000 for its about 3,500+ residents, according to MovingPlace.com.

“The demand we’re seeing in Mercer County reflects a broader shift toward high-quality, semi-rural communities near major employment hubs. Titusville offers proximity to Princeton, Philadelphia, and New York–area jobs, while providing more space, scenic surroundings, and a quieter lifestyle,” says Daniel Cobb, senior editor and lead researcher at MovingPlace.com. “Even with a median home price around $731,000, buyers appear willing to pay a premium for location, privacy, and long-term livability, particularly remote and hybrid workers.”
Titusville is a historic area located between the Delaware River and Baldpate Mountain, which is actually part of the volcanic Sourland Mountain ridge. In the springtime, the Strawberry Hill Native Plant Garden comes alive with native wildflowers, shrubs and trees. The Hollystone Preserve, across from Fiddler’s Creek Road, passes through a reforestation area. You can hike, stroll to see birds and wildlife, or go horseback riding on designated trails.

Titusville offers a rural alternative to its sister city of Princeton. Washington Crossing State Park is its most famous and historical landmark, named for where General George Washington crossed the Delaware River on Christmas Eve 1776. There’s a museum, open-air theater, arboretum and trails on site. On site is the Nelson House, a small 19th-century building that was not around during Washington’s crossing, but is the surviving kitchen and ice house from the Alexander Nelson Hotel, which was destroyed by a train derailment in 1904. Mark your calendar for the Earth Day 10K, which travels through the park on April 22; other events include tai chi by the river, self-guided tours, and activities for kids.

You can also tour the Johnson Ferry House, an early 18th-century gambrel roof farmhouse and tavern near the Delaware that was owned by Garret Johnson, who operated a 490-acre colonial plantation and a ferry service across the river in the 1700s. The house was likely used by Washington and his troops, according to historical reports. Tour the keeping room, bedchamber and textile room furnished with local period pieces, and the 18th-century kitchen garden.

Woolsey Park is another pretty natural area, often used by the Hopewell Valley Arts Council for its events, like The Amazing Pumpkin Carve, where artists sculpt gigantic gourds before Halloween.

The nearby Howell Living History Farm offers a glimpse at life in the 1900s, and is especially popular for its free, themed Saturday family programs. Kids love to saw wood, plant potatoes, shear sheep, and make ice cream.
The gamers in your family will want to check out Tabletop Games, a retail store with a play space, library and private role-playing game room.
Locals love It’s NUTTS for everything from cheesesteaks and chicken wings to burgers and hoagies to a Jersey tomato pie. Patriots Crossing Tavern and Wine Shop has a full menu, live entertainment on the weekends, and a stocked liquor store. L’annexe De Mamie Colette is a go-to for French treats like crepes, breads, baguettes and pastries.

“Looking ahead, this trend suggests continued pressure on select, high-demand New Jersey ZIP codes, even if the broader market cools. Rather than a statewide surge, we expect hyper-local competition in places that balance access, lifestyle, and limited inventory,” Cobb says. “ZIP codes like Titusville may remain competitive well into next year, especially if interest rates stabilize.”
